No. You can buy, own and rent out property as a non-resident, even on a tourist visa. Many clients later pursue residency — and property ownership can support certain residency categories — but it's never a requirement to purchase.

A typical closing takes around 30 to 60 days from an accepted offer, covering due diligence, title review and escrow. Cash purchases on clean titles can move faster; Alberto keeps every party coordinated so nothing stalls.

Financing options exist but differ from North America or Europe. Buyers commonly use cash, home-equity from their home country, seller financing, or private lending in Costa Rica. Alberto can outline realistic options for your situation early in the process.

Plan for roughly 3.5% to 4.5% of the purchase price, covering transfer taxes, legal fees, registration and escrow. You'll receive a clear cost breakdown before you commit, so there are no surprises at the closing table.

Annual property tax in Costa Rica is just 0.25% of the registered value — among the lowest in the Americas. Homes valued above roughly $250,000 also pay a progressive "luxury home tax" starting at 0.25% and scaling with value. Even combined, carrying costs here are dramatically lower than in the US or Canada, which is one reason vacation-home ownership is so attractive.

Guanacaste has shown consistent appreciation driven by international airport access, growing tourism, and limited coastal inventory. Well-located vacation rentals commonly produce 6–10% gross annual yields, and Costa Rica's political stability, strong property rights for foreigners and no restrictions on repatriating funds make it one of Latin America's most trusted markets.
